I agree with the previous comment surrounding affordable housing.

My late grandfather used to talk about a developer who wished to develop Hayle and it sounds similar to the description he gave (he was a standing Councillor and strongly objected).

Another matter he always brought up, affordable housing... Affordable to WHO, I am in what I would regard a reasonably well paid job and I can afford little more than a pokey flat despite saving hard.

The area should have been reserved for EVERYONE and no residential units should have been built purely for the well off, I don't know how any hard working Cornish resident that could genuinely afford to buy one of those residential units.

There was a great opportunity to create a space for EVERYONE to enjoy, it could of been beautifully landscaped with a small number of retail units and eateries and reserve a large portion for craft workshops (that could have served for education also), Local produce, festivals for food, drink, local arts... Celebrate nature, instead of building on it a nature reserve with walks and educational tools could have been created, rather than kill off some of what was there.

Instead there will be like all developments like this, residential units bought by the wealthy and left empty except for their visits on a whim... and those that are occupied often will likely be just another investment for someone to profit from as a rental.

I don't imagine my opinion will carry much weight though

The need for more truly affordable housing out weighs the the need for more unaffordable, expensive properties on this site. The sewage system in the Hayle area is at maximum capacity and the people behind this development won't be asked to contribute the millions required to make the water and sewage system adequate for this or the other development around the Hayle area. The People of Cornwall will once again have to foot the bill for incoming new property owners.
