FCBStudios' third and largest phase of work for Hayle embraces the industrial heritage of the Cornish town by creating a lively and coherent vision that is sensitive to its UNESCO World Heritage Site location.
The scheme proposes around 300 homes with waterside commercial spaces and a generous new public square to the north of the historic dockyards, inspired by the coal wharf heritage of the site. The continued operation of the harbour and the use of the fishermen's quay have shaped the masterplan designs and the structure of the coal wharf has informed the use of space.
Adjacent to the quayside, a mix of wharf houses and apartment buildings with active commercial ground floors occupy a prominent position and benefit from expansive views across the estuarine setting.
Narrow wharf lanes evoke the historic railway routes that once weaved their way through the structures and buildings, to create spaces sheltered from the prevailing south westerly wind. These routes connect the main route through the site with key points within the wharf area, the harbourside and North Quay Square.

Above North Quay, an area of larger detached and semi-detached homes are embedded in the dune landscape with light and airy living spaces and dramatic views over the estuary. A former industrial yard is reimagined to create a sheltered subtropical garden and the soft vegetation of the hilltop will flow down over the south facing escarpment to form a lush and sheltered environment.
